How much does a roof replacement cost in Denver?

Most Denver-area homes cost about $18,000 to $25,000 to re-roof, and large or specialty roofs can reach $60,000. Here's what moves the price up or down.

Most Denver-area homes cost about $18,000 to $25,000 to re-roof, and large or specialty roofs can reach $60,000. Where your roof lands depends on its size, how steep it is, the materials you choose and what we find when the old roof comes off.

What affects the cost

  • Roof size: roofs are priced by the square, which is 100 square feet of roof. More squares means more material and labor.
  • Steepness: steep roofs take more time and safety equipment to work on.
  • Layers to remove: tearing off two or more old layers costs more than one.
  • Materials: standard architectural shingles cost less than impact-resistant (Class 4) shingles, and metal roofing costs more than either.
  • Roof shape: lots of hips, valleys, dormers, skylights and chimneys add labor and flashing.
  • Decking: damaged or rotted wood under the shingles has to be replaced, and you often can't see it until tear-off.
  • Code items and permits: your city may require items like ice and water barrier, ventilation upgrades and a permit.
  • Gutters and extras: new gutters, skylights or attic ventilation are added to the total.

When insurance pays

If your roof was damaged by hail or wind and your claim is approved, insurance typically covers the cost of the roof minus your deductible. Your deductible is your share, and Colorado law doesn't allow a roofer to pay or waive it. Our guide on how to read your hail damage estimate explains how the payments usually work.
