Most asphalt shingle roofs in Colorado last about 15 to 25 years, often less than the warranty suggests. High-altitude sun, big temperature swings and hail wear them down faster than in most states.
Typical lifespan by material
| Roof type | Typical life in Colorado | Notes |
|---|---|---|
| 3-tab asphalt | About 15 to 20 years | Thinner; mostly found on older homes now |
| Architectural asphalt | About 20 to 25 years | The most common roof on Denver-area homes |
| Class 4 impact-resistant asphalt | Similar to architectural or longer | Better odds of surviving moderate hail |
| Metal (standing seam) | 40 years or more | Can dent in large hail |
| Concrete or clay tile | 50 years or more | The underlayment beneath usually needs replacing sooner |
| Wood shake | About 20 to 30 years | Usually not allowed in mapped wildfire areas under the 2026 code |
These are typical ranges, not promises. One hailstorm can end a roof's life at any age.
Why Colorado roofs wear out faster
- Sun at altitude. Thinner air lets through more ultraviolet light, which dries out asphalt and loosens granules.
- Temperature swings. Warm days and freezing nights make shingles expand and contract over and over.
- Hail. Even hail that doesn't cause a leak can bruise shingles and knock off granules, which speeds up aging.
- Wind. Downslope winds near the foothills lift and crease shingles.
- Poor ventilation. A hot attic bakes shingles from below and causes ice dams in winter.
Signs it's time to replace
- Granules piling up in gutters or at downspouts
- Curling, cracked or missing shingles
- Dark, bare or bruised spots after a storm
- Leaks or stains on ceilings, or daylight in the attic
- A roof 20 or more years old, or one with two layers of shingles
"Lifetime" warranties aren't lifetimes
A manufacturer's "limited lifetime" warranty covers defects in the product, usually at a reduced value as the roof ages. It doesn't cover hail or wear. Your roofer's workmanship warranty covers installation. Ask for both in writing.
How roof age affects your insurance
Insurers pay closer attention to roof age every year. Before your next renewal, check your declarations page for these:
- Actual cash value (ACV) for the roof. Some policies pay only the depreciated value for an older roof instead of the full replacement cost.
- Roof payment schedules. Some policies pay a set percentage of the roof's cost based on its age.
- Cosmetic damage exclusions. These exclude dents that don't cause leaks.
An older roof can also make it harder to get or keep coverage with some companies. A new roof often improves your options, and a Class 4 roof may earn a discount. See our Class 4 guide.
Common questions
How long does a shingle roof last in Denver?
Most architectural asphalt roofs in the Denver area last about 20 to 25 years, and less if hail has hit them. 3-tab shingles usually last about 15 to 20 years.
Does a lifetime warranty mean my roof lasts a lifetime?
No. A manufacturer's limited lifetime warranty covers product defects, usually prorated as the roof ages. It doesn't cover hail or normal wear.
Does my roof's age affect my insurance?
Often. Some policies pay only actual cash value or a scheduled percentage for older roofs. Check your declarations page or ask your agent.
How do I know if my roof needs replacing?
Look for granules in the gutters, curling or missing shingles, leaks, and bruising after storms. A free inspection will tell you for sure.
